Should you need a more exact price please make a material list and submit it to a supplier and contact the roofer for his exact price to do a job, don't forget any misc. items like a permit, dumpster, Credit Card fee, satellite image, or special made items. Add the mandatory Insurance and Warranty cost of 10% and that should give you the job cost amount. Now add the target 30% profit and you should be close to a price.

Re-Roofs Only

You can also use the below chart and add the amount of Squares (Square foot / 100 = SQ's) of roofing material after the waste factor is applied (Normally 10% waste for gable roofs and 15% waste for hip roofs) to Each Line that calls for (SQ), the footage for the items calling for (LF) and the Amount of items for the lines calling for (#) to the roof and you should be close to the 30% Target. The chart may not be accurate if a roof has multiple chimney flashings or has unusual items.

 Repairs Only (Min. $575 - no discount below min. charge)

Repairs are priced very different than re-roofs for the reason that a roofers liability is higher due to most of the time when  a repair is needed there is already a leak or another roofer has already tried to repair it. We offer 3 different types of repairs (SPOT REPAIR, BASIC REPAIR, ADVANCED REPAIR) For this reason our warranties on repairs are as follows. All repairs have a statement that says repaired roofing material Color Not Guaranteed to Match. This can be for many reason from faded or discolored shingles due to age, even though we attempt to match the best we can. Shingles not bought within the same time period as the original shingles installed will always have a different color. If the repaired area will bother a homeowner that the color does not match then the option for replacing the entire slope or entire roof should be discussed. Repairs are priced based on several aspects of the repair needed. Some examples are - Is there a leak showing up inside?, What type of roofing material needs to be repaired? How steep is the roof? Did the leak just show up, or has it been a long term leak? How big of area needs repaired? Do the current shingles pass a brittle test? 

(Spot Repairs carry NO WARRANTY) due to the fact that these repairs are done in a effort to keep repair cost as low as possible. Spot Repairs are usually just a few shingles or a flashing that are showing damage or a small repair directly over a leak area. Chimney flashing only fall under spot repairs. Spot repairs are the cheapest option.

Example of a Spot Repair: A few shingles need to be replaced.

(Basic Repairs carry a 3 month limited labor warranty) Basic Repairs are usually from the leak or area showing damage to the ridge of the roof in an effort to repair the leak should the leak be tracking down the roof. To view what our limited labor warranty cover (click here). Chimney Flashing repairs along with shingles up to the ridge are covered under Basic Repair 3 month limited liability warranty. Basic repair pricing is higher than Spot repairs but lower than Advanced repairs.

Example of a Basic Repair: Entire Slope does not need to be replaced but from the damage to the ridge it does.

(Advanced Repairs carry a 1 year limited labor warranty) Advanced Repairs are replacing the whole slope that a leak or damage is showing. To view what our limited labor warranty cover (click here). Chimney Flashing repairs along with the full slope of shingles replaced are covered under Basic Repair 1 year limited liability warranty. Advanced repairs are the highest cost repairs and should be compared to the cost for full replacement of the roof.
